Winter is here…don’t let the cold catch your home off guard!
Preparing for the colder months doesn't have to be complicated. A few simple preventative measures now can save you from costly repairs, emergency callouts, and unhappy tenants later. Here are our top 3 winter property tips:
1. Clear those gutters
Before heavy rain arrives, make sure gutters are professionally cleaned and free of debris. Blocked gutters can lead to roof leaks, water damage, and even internal flooding.
2. Trim back overgrown vegetation
Trees and shrubs should be kept clear of power lines and roofing. Regular maintenance helps reduce safety risks and minimises the chance of storm-related property damage.
3. Check your heating systems
Ensure all heaters and split-system air conditioning units are operating effectively. Consider arranging a service before winter sets in. Keeping your tenants warm and comfortable can go a long way towards tenant satisfaction.

📢 Important Changes for Property Buyers & Sellers
From 1 July 2026, real estate agents will be required to comply with new Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) laws.
As part of these legal requirements, agents must carry out customer due diligence on buyers and sellers.
This means we will be required to:
- Verify your identity
- Check whether you are a Politically Exposed Person (PEP) or listed on sanctions registers
- Ask about the purpose of your property transaction
- In some circumstances, request information about the source of your funds or wealth
These requirements are mandated under Australian law and are designed to help protect Australia's property market and financial system from money laundering, terrorism financing and other criminal activity.
