The past year was a reminder that life doesnโt always follow the plan you have in mindโฆ
The end of 2024 was one of the worst year of my life when my dear sister was involved in a terrible car accident, and going into 2025 was a mentally and emotionally difficult start to the year. It took a lot of time to reflect on what truly fulfills me, this year brought challenge, perspective, and growth. Which ultimately led me back to a career in new home sales, where I feel aligned, confident, and genuinely happy again.
I have been given an incredible opportunity to work for an amazing company at Genesis Builder Group, and in the short 7 months Iโve been there, Iโve gained so many meaningful connections, gained my confidence back, and I feel genuinely appreciated to be part of an incredible sales team. Iโm so thankful for the most incredible and supportive sales manager and for a highly collaborative team! You can now visit me in selling beautiful townhomes.

Calgary Market Update โ January 2025
Inventory is on the rise! After three years of low supply, January saw a 70% year-over-year increase, reaching 3,639 unitsโthough still below typical levels. Sales dropped 12% from last year but remained 30% above long-term trends. With more new listings hitting the market, months of supply improved to 2.5 months.
The benchmark price held steady at $583,000, up nearly 3% from last year. Prices and inventory shifts vary by property type and district.

December ended with 1,322 sales, down 3% from last year but nearly 20% above long-term trends. Overall, 2024 sales were close to last yearโs, with gains in higher-priced homes balancing supply challenges in lower price ranges.
Inventory reached 2,989 units in Decemberโstill below long-term trends but much higher than earlier in the year. Improved rental options and increased new home activity boosted new listings, especially in the second half of 2024.

Calgaryโs housing market is slowing as winter begins, following typical seasonal trends. November saw 1,797 sales, matching last yearโs numbers and staying 20% above long-term averages. While detached, semi-detached, and row home sales increased, apartment condo sales declined.
Inventory rose to 4,352 units, up from 3,000 last year, though it remains below long-term averages for November.

In October, home sales remained steady compared to last year, with 2,174 salesโa rise from September and 24% above the long-term average. Sales in the $600,000+ range offset declines in lower-priced homes. Inventory improved significantly, reaching 4,966 units, up from 3,205 last October, but nearly half of the available homes are now priced above $600,000. The total residential benchmark price was $592,500, up over 4% from last year and averaging 8% higher year-to-date. While unadjusted prices dipped slightly due to seasonal trends, seasonally adjusted prices remained stable month-over-month.
โHousing demand has stayed relatively strong in our market as we move into the fourth quarter, with October sales rising over last month,โ said Ann-Marie Lurie, Chief Economist at CREBยฎ. โHowever, activity would likely have been stronger if more supply choices existed for lower-priced homes. Supply levels in our market are improving relative to the ultra-low levels experienced last year, but much of the gains have been driven by higher-priced units for each property type. This results in conditions far more balanced in the upper end of the market versus the sellerโs market conditions in the lower to mid-price ranges of each property type.โ
