Rural real estate is 10% showing houses and 90% deciding who has the right shoes to go find the property stakes. 🤠

Recently hiked White Buddha with some solid humans. I didn’t read a single review, mostly because I trusted my hiking partners to not put me in an actually life‑threatening situation. It was short, steep, a little scrambly, and way more beautiful than expected. That kind of trust matters, on the trail and in real life. When it comes to real estate, my clients trust me the same way, to guide them well and have their back every step of the way.

Two ways to reach the summit of Sulphur Mountain: The grind or the gondola. 🏔️
We chose the hike. It was steep, lots of switchbacks, and a total leg burner, but earning that 360-degree view on foot is a different kind of reward.
If you aren’t looking for a workout, the gondola is world-class and gets you to the same incredible spot.
How do you prefer to reach the top? 🚠 vs 🥾?

Looking at this photo from a few weeks ago to get me through the final stretch of the week. 🏔️✨

It has been a big week of navigating the spring market and continuing the slow process of sorting through my move. I am not quite at the finish line with the boxes yet, but I am determined to get some fresh mountain air today.

I am heading out for a hike this afternoon to hit the reset button. In Calgary, we are so lucky that this kind of peace is just a short drive away. It is the best way to clear my head before a busy weekend of showings and helping clients find their own version of this view.

I hope you have something planned for the weekend that helps you disconnect for a bit. I will be reachable if you see a listing you love or need to chat about your next move.

I am officially at that stage of moving where I am just over it. 📦😩

This is the reality of my tiny house transition right now. Piles and corners like this are scattered all over the place. It is a slow process of deciding what stays and what goes. Every time I think I have made progress, I find another box that needs sorting.

I am trying to be patient with myself, but it is exhausting. Moving is a full time job on top of a full time job. I am sharing this because I know so many of you are going through your own spring moves right now. If you feel overwhelmed by the clutter and the endless to-do lists, just know you aren't the only one.

I don't have it all figured out yet. I am still purging and still living out of bins. But I am keeping my focus on why I started this journey in the first place.

If you are in the middle of your own messy move, hang in there. We will get to the other side eventually.

Some people see chaos. I see 47 phone chargers and no place to plug them in. 😅🔌

I’m sharing my real view today. This is the "messy middle" of moving into my tiny house. It turns out that when you downsize your space, you find little piles like this in every single corner.

I am so over the boxes and the clutter, but I am in it. I am spending my evenings sorting, minimizing, and questioning my life choices (like keeping all these cables from 2008).

I wanted to show this because I think social media can sometimes make moves look seamless. But the reality is that moving is hard. It is messy, and it can be a little overwhelming.

Going through this myself is a great reminder of the exhaustion my clients face. Just know that when I help you, I am right there with you. I might be living in a maze of cardboard for now, but I am back at my desk and ready to help you navigate your own messy middle.

We can get through the clutter together. I promise.

The new view from my desk. 🏔️✨

I have been a little quiet lately while I tackle a move into a tiny house. To be honest, I am still very much in the middle of it. If you have ever moved, you know that feeling of being surrounded by boxes and trying to figure out where everything is going to go.

I am still purging and downsizing. It is a process that is going to take me a few more weeks to really get through. It can be a bit overwhelming, but sitting here and seeing that sliver of mountain on the horizon makes the effort worth it.

Going through this myself is a great reminder of the stress my clients feel during a transition. I might be living out of a few boxes for now, but I am back at my desk and ready for a busy spring market.

The Calgary market is moving fast. If you are looking to find your own new perspective this season, I am here to help you navigate the way.

Success in real estate is a team sport. 🏒🏠

Lorrie highlighted two things I value most: patience and teamwork. Getting a mortgage and closing a deal involves a lot of moving parts. Working seamlessly with your lenders and the rest of the Justin Havre team is how we get the results you deserve.

I’m here to stay patient and stay focused until we reach your "summit."

Regional Shift: 5 Key Towns, 5 Different Stories
The latest real estate stats are out, and the Calgary region isn’t just shifting—it’s diversifying. We’ve broken down the data across five key regional markets, and the results are eye-opening. While Calgary holds the line, our surrounding towns are showing completely unique trends.

Here’s your quick guide to the snapshot:

🔥 1. Airdrie: The Hot Market (A Buyer’s Challenge)
We’re seeing a significant bottleneck. With inventory plummeting -18% YoY, Airdrie remains the tightest market in the region. If you are selling, competition is fierce for your home. If you are buying, you need speed.

📈 2. Cochrane: The Balanced Shift
A massive +34% surge in new listings is finally giving Cochrane buyers something they haven’t had: choice. For the first time in a long while, this market is moving toward a healthy balance, taking some pressure off prices.

⚓ 3. Calgary (Center): Still holding steady.
The city remains the anchor, with moderate shifts but consistent demand.

⬇️ 4. Chestermere: Opportunity Knocks?
We are seeing a noticeable softening here. Supply is rising, and average benchmark prices have taken a -5% YoY dip. This could be a tactical entry point for a patient buyer.

💎 5. Okotoks: The Detached Drought
The detached market here is exceptionally tight. Inventory is exceptionally low, and despite a slight headline price adjust (-1%), demand for single-family homes is crushing the available supply.

THE TAKEAWAY: "The Market" is a myth. There are five markets on this map. Knowing exactly where you are transacting is the difference between a good deal and a great one.

What does this shift mean for your specific portfolio?

Pricing in Calgary is splitting — not sliding.

The citywide benchmark now sits at $565,600, down 4% year over year.
But that headline number hides a key shift.

Apartments are absorbing the pressure.

Condo prices fell 3% in Q1 alone, while other property types are holding firmer.
For buyers focused on value per square foot, this divergence matters.

The apartment and row housing segments are where negotiation leverage is quietly building.
