Edmonton Housing Market Shows Signs of Recovery in February

After cooling since last summer and hitting a short-term low in January, Edmonton’s real estate market showed early recovery signs in February.
Median Price Changes (MoM):
• Row houses & townhouses: stable
• Apartment condos: ↓ ~1.3%
• Detached homes: ↑ ~4%
• Semi-detached: ↑ nearly 10% (strongest performer)

Months of Inventory (MOI): Dropped from 4.5 in January to 3.6 in February, shifting from balanced to slightly seller-leaning as inventory absorbs faster.
Overall activity remains well below 2024 and early 2025’s competitive levels.

This uptick aligns with seasonal patterns: Edmonton typically sees rising activity Feb–June, then slows July–August, with bigger drops Sept–Oct. Nov–Jan is usually slowest. In strong years, the busy season can stretch later, but given the mid-2025 cooling, 2026 activity will likely concentrate in spring (Feb–June).

For sellers: If trends hold, spring remains prime time to list. For max competition, aim before May.

For buyers: The market is far more balanced than the past two years, with growing inventory improving negotiation room. Still, if a home fits perfectly, don’t delay too long—view options in higher-inventory months and aim to secure before winter slows things again.

📈 Edmonton Summer–Fall Market Recap (2025) This year didn’t go the way most people predicted.
Many expected 2025 to be even hotter than 2024—but the reality was very different.
The first four months were incredibly strong, almost peak-level hot.
But after April, the market steadily cooled due to a softer national economy and slower immigration growth into Alberta.

🏡 Price Trends at a Glance
•Detached homes: Peaked at $527K in March, then dropped to ~$497K by fall
•Semi-detached: Mild ups and downs, ending close to where they started
•Rowhouse/Townhouse: Saw the biggest drop mid-year, then bounced back
•Condos: Still the weakest category, falling from $201K in April to $175K in October

📊 The Real Indicator: MOI (Months of Inventory)
Price tells part of the story—MOI tells the truth about supply and demand.
•Jan–May: 2.0–2.3 MOI → extremely hot seller’s market
•June: 2.5 MOI
•October: 3.5 MOI → nearing a balanced market
A clear shift from super hot to much cooler.

📆 Edmonton’s Market Pattern (Almost Every Year)
•Feb–June: Busiest & hottest
•July–Aug: Naturally slower (travel season)
•Sept–Dec: Quietest months
•Next Feb: Market wakes up again
This year followed the pattern—just with a stronger cooldown.

Buyers:
Winter has fewer listings, but prices are often the MOST negotiable.
If you find a home you love now, it’s a great opportunity.
Sellers:
Unless you must sell now, waiting until February usually gives you a stronger market and better results.
