Ottawa’s housing market showed a typical seasonal lift in May, but overall conditions remain balanced and cautious.

A total of 1,616 homes sold, up from April, but still 10.6% lower than May 2025. Inventory remains elevated, giving buyers more choice and keeping pressure on sellers to price strategically.

Here’s what stood out:

• Single-family homes remain stable
• Townhomes are softening slightly
• Condos are facing the most pricing pressure

What does this mean?
