Let’s be real — the market is still navigating some choppy waters with everything going on in the world. But here’s what the numbers are showing us:
GTA Overall:
↑ 7% increase in sales
↓ 9.3% decline in new listings
📦 4.2 months of inventory
📉 ~5% price decline year-over-year
✅ +3% bump month-over-month from March
Not a fireworks moment — but that March-to-April bump? We’ll take it.
With the Bank of Canada holding rates, we’re starting to see a little more energy out there — multiple offers creeping back in certain segments. Nothing wild, but the pulse is there.
City of Toronto:
↑ 9%+ increase in sales
🏙️ 65% of inventory is condos (including condo townhouses) — truly two different markets
↑ 14%+ increase in condo sales
First-time buyers and investors are quietly making moves on condo inventory. Smart money tends to show up early.
It’s still a cautious market and there’s no shortage of uncertainty — but the early signs of life are encouraging. Stay patient, stay informed.

Yesterday’s Bank of Canada rate cut to 2.5% could shift Toronto’s real estate dynamics 🏠

The Current State:

August sales up just 2%
Prices at $1,022,143 (lowest since 2020)
Inventory at 5.3 months (highest since 2008)

What This Means:
For Buyers: Lower borrowing costs = more purchasing power. You’re shopping with less competition and motivated sellers while rates are dropping.
For Sellers: This could be your window. List now before everyone else does. As rates fall, more buyers will enter the market. Your condo or starter home could attract newly qualified buyers this fall.
The Bottom Line:
Not everyone needs to act. If your situation works, staying put is perfectly fine.
Real estate success isn’t about perfect timing – it’s about decisions that align with YOUR goals and financial comfort.
