Most mortgage advice focuses on rates. But in reality, your timeframe, lender requirements, financial behaviour, mortgage features, and ex*****on often matter just as much—sometimes more.

To go along with it, I created a 68-page workbook that walks you through the entire framework step-by-step.

My goal was simple:

But that’s not actually what determines your rate.

Two people with the same income, same credit score, and same house can end up paying $12,500 more in interest.

The reason?

Something called mortgage buckets.

In Canada there are three:

• Insured
• Insurable
• Uninsurable

And the bucket your mortgage falls into determines the rate you're offered before negotiation even starts.
