December's sales numbers for Durham Region are continuing to tell the tale that we are gearing up for a hot spring market.

The average price climbed by 2.5% from November.

Typically, December is a time where fewer homes get listed and the laws of supply and demand do their thing. That's what happened here.

The real benefit of a December with fewer listings is it makes January a sneaky good time to list your home for sale. I took an early look at January's for Oshawa and while it's a small sample size, we are looking at another 2.5% jump in average sale price with fewer days on market.

We are a long way from a "hot market" but we are heating up.

If you're on the fence about making a purchase the next few months will push you off one-way or another.
