🔥 Fire Risk Assessments Save Lives
The recent fatal fire in Switzerland over the New Year period is a tragic reminder of how quickly fire can spread — and how devastating the consequences can be.
Fire risk assessments are not just a legal requirement.
They are about preventing loss of life, identifying real risks, and making sure people can escape safely if the worst happens.
A proper fire risk assessment:
✔ Identifies ignition sources and fire hazards
✔ Reviews means of escape and fire protection measures
✔ Highlights practical actions to reduce risk
✔ Helps duty holders meet their legal responsibilities
If your premises hasn’t been reviewed recently, or if anything has changed, your fire risk assessment may no longer be suitable and sufficient.
📩 Message me to discuss your property and ensure you’re doing everything reasonably practicable to keep people safe.

🚨 Fire Risk Assessments – What Areas Are Actually Covered? 🔍
There’s often a lot of confusion about what parts of a property a Fire Risk Assessment (FRA) needs to cover — especially in HMOs — so here’s a quick breakdown:
✅ The FRA is legally required for:
🔸 Communal areas only — this includes:
Entrance halls
Stairways & landings
Shared corridors
Shared kitchens/lounges (if any)
Electrical cupboards or meter rooms in common areas
Escape routes
🚫 NOT required for:
Self-contained flats (where the tenant has their own front door and no shared space inside the flat)
Private bedrooms in licensed HMOs with no shared internal escape routes (though good practice may still apply)
💡 If in doubt: the FRA covers any part of the building that multiple people use to enter, exit, or share.
Why it matters:
Fire risk assessments are a legal requirement under the Regulatory Reform (Fire Safety) Order 2005, and local councils are increasingly strict about it during licensing checks.
Hope this clears things up! Drop any questions below or share your experience with recent FRAs 👇

🔥 Why You Should Invest in a Fire Risk Assessment 🔥
Conducting regular fire risk assessments is more than ticking a box—it’s a strategic step toward safety, savings, and peace of mind. Here’s what it brings to the table:
Prevent Disasters Before They Happen
Spotting hazards early—like faulty wiring or flammable storage—prevents fires from occurring in the first place.
Protect Lives & Building Assets
Effective risk assessments lead to safer evacuation plans, better fire defences, and fewer injuries when emergencies strike.
Legal Compliance & Regulation Peace
Keep aligned with the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety Act 2021—avoid hefty fines or prosecution.
Insurance Benefits & Financial Care
Demonstrating active risk management can lower premiums and build trust with your insurer.
Staff Training & Confidence
Audits boost hazard awareness and empower teams with essential emergency training.
Ongoing Improvement Culture
Regular reviews ensure new risks are caught, and safety measures evolve with your building or operations.
✅ Bottom Line:
A fire risk assessment helps you proactively manage safety, show regulatory compliance, reduce insurance costs, protect people & property, and foster a culture of improvement.
📌 Share this with facility managers, business owners, and landlords—let’s keep everyone safer, smarter, and legally sound.
🔒 Who Needs a Fire Risk Assessment for a Fire Safety Report?
Under the UK’s Regulatory Reform (Fire Safety) Order 2005 and Fire Safety Act 2021, certain people and properties must have a formal fire risk assessment and report. Here's who:
🏢 Employers & Business Owners – Any commercial workplace (offices, shops, warehouses, factories, care homes, educational facilities, pubs, etc.) must have a Fire Risk Assessment carried out by a responsible person—and reviewed regularly.
🏘️ Landlords & Property Managers – Required for the common areas of multi-occupancy properties (flats, HMOs)—including stairwells, corridors, entrances, walls, and structural elements.
🍽️ Premises with Paying Guests – Hotels, B&Bs, holiday lets, hostels and alike must be assessed.
🎗️ Public & Community Buildings – Charities, places of worship, community centers, medical clinics, nurseries—all non‑domestic settings require one .
🚧 Contractors or Tenants in Control – Anyone managing part of a building—like facilities managers—or tenants controlling a space is counted as a “responsible person”.
✅ Key Takeaways:
A “responsible person” must ensure a suitable & sufficient Fire Risk Assessment (FRA) is done and reviewed – and if applicable, recorded in writing.
Must cover hazard identification, people at risk, emergency routes, equipment maintenance, training, and vulnerable people.
Non-compliance can lead to prosecution, hefty fines, or even jail time under UK law.
