📣 IMPORTANT UPDATE FOR LANDLORDS - TENANCY LAW CHANGES CLARIFIED

The IPOA has received written clarification from the Department of Housing, Local Government and Heritage on the recent rental reform announcements.

There is currently widespread misinformation regarding the impact of the new rules. Here's what the Department has confirmed:

📌 “The new policy measures announced last week in relation to tenancy protections will apply to new tenancies created (i.e. first time tenancy between parties) from 1 March 2026 (subject to the enactment of the legislation, etc). Landlords with existing tenancies will retain the right to terminate a tenancy in accordance with the provisions set out in the Residential Tenancies Acts at the time the tenancy was established.”

✅ This means:

👉 New laws apply only to new tenancies starting on or after 1 March 2026

👉 Existing tenancies and landlords’ termination rights remain protected under current law

We know the rental reform announcements have brought confusion. The IPOA is committed to keeping you fully informed and ensuring members’ voices are heard during the drafting of the upcoming legislation.

The RTB has issued its largest fine to date: €22,000 to Sweet Home Accommodation Ltd for failing to register multiple tenancies. This fine underscores the RTB's commitment to enforcing rental law compliance.

Additionally, average rents in Galway have surpassed those in Cork, with a 5.5% increase in new tenancy rents over the past year. The national average rent now stands at €1,680/month. While Rent Pressure Zone caps are helping control rent increases, high rents in Galway remain a concern.
