"The renovation sounds goodโฆ but RM50K upfront is a big hit. When will I ever get that money back?"
That's actually the right question. Most people never ask it clearly enough. So let's answer it properly.
If your unit has been sitting empty, here's what that silence is actually costing you. At the market rate, your unit could be fetching RM3,500โRM5,000 a month.
12 months empty = up to RM60,000 in rental income that never came in.
Your mortgage, maintenance, and holding fees? Still running. Easily RM2,500โRM4,500 a month out of pocket.
12 months of that = another RM30,000โRM54,000 gone.
You are bleeding out. Silently. But you can see it every single month, leaving your bank account.

Correct. You have to pay that mortgage whether the unit is empty or full, tenanted or vacant. The bank doesn't care.
The only question is: Do you want to pay 100% of it yourself, or do you want a tenant to pay 80% of it for you? The RM50k is what buys you that 80% subsidy.
The demand is there. The tenants are there. The only thing standing between you and rental income is a unit that isn't ready for them.
