A land scam is probably the worst scam that can hit a .

Everyday, thousands of Nigerians at home and in the diaspora hoping to purchase lands in Nigeria are scammed.

In popular cities such as Lagos, Abuja, Port Harcourt, Abeokuta, Ibadan, it is a common reoccurring scam. It also happens in less popular areas!!!

Thou shall have a budget 😎

Land purchase includes a lot of stuff. Before you purchase that land, research all fees associated with it, consult your finances and be sure you can afford it.

This is important, so that along the line, you will not be tempted to cut corners which could lead to you loosing your land. Please research fees associated with Land Purchases.

These fees we spoke about may include:

1. Legal Fees- This is usually 5% of the cost of the land.

b. Agency Fees- 5% of the cost of the land.

c. Survey Plan- (usually above N200,000-N500,000) Depending on the location of the land, size and State.

d. Cost of signing the documents
( A very strange Lagos land tradition. Nonetheless one you cannot escape paying)

e. Cost of putting up a fence to secure your land immediately you purchase it.

f. Cost of perfecting your documents with the Government at the Land Registry such as a C of O or Governors Consent, Ratification fees, Survey Land information etc.

Once you have done all the math to ascertain these hidden fees (at least the major ones) associated with purchasing lands in , it should adequately guide you on the location and type of land that would suit your pocket.
