Uninsurable assets quickly become unfinanceable. And unfinanceable assets lose liquidity — fast.
🔹 Portugal’s building stock is structurally exposed
~82% of buildings were built before 1990, for a climate that no longer exists. Many are one extreme event away from accelerated obsolescence.
🔹 The “brown discount” is real — and growing
Energy-Inefficient, high-carbon buildings are being repriced due to future CAPEX, insurance risk, and tighter bank lending tied to Green Asset Ratios.
This is no longer about ESG compliance or green labels.
It’s about protecting real asset value in a world of physical and transition risk.

We celebrate when Portugal runs on 100% renewables. But if you look at the building level, the reality is uncomfortable: we are pouring clean, premium energy into inefficient assets.👍
I call it "Zombie Building Syndrome."🧟
In Lisbon’s corporate towers, HVAC systems push air into meeting rooms that have been empty since Friday morning. In the Algarve, hotels are oversized for August heat but lose money heating empty corridors in November.
This isn't just an "energy efficiency" problem. It is an Asset Valuation risk. ❗
Adding green supply to dumb demand isn't a strategy; it’s financial negligence. If you are using PRR funds to install double-glazed windows but have no idea how your building actually consumes energy, you aren't investing; you're guessing.
The solution isn't just "more hardware." It is Risk Mitigation. You need a digital nervous system not to be "smart," but to stop the OpEx bleeding.
Asset and Energy Managers should focus on three things:
1) Stop Reactive Maintenance: Don't wait for the chiller to break.
2) Stop "Brown Discounts": Protect your property value against tightening EU regulations.
3) Audit Your Assets: Prove that your CapEx investments are actually delivering ROI.
An intelligent building doesn't just measure consumption; it protects your P&L.
