Myth: I'm having an appraisal done so I need to clean the house to get a better value.
Truth: Unless you are considered a hoarder, and your home shows signs of a health and safety risk, a messy home won't affect value.
Tip: Before the appraiser arrives, open doors and turn on lights. Let us know if there is anyone in the home possibly still in a bedroom or bathroom.
As an appraiser we get it. Houses get messy. Maybe you have kids, or maybe you're moving and there are boxes everywhere. I guarantee a messy house won't effect value.
Fun fact for today. If you have a basement or live in a split level home, you may see the square footage in an appraisal be much smaller than you think. We use above grade and below grade GLA (gross living area). Typically, anything "under" the kitchen level is below grade. But don't worry, that sweet finished basement you spent time and money on is definitely accounted for when being appraised.
