Your home didn't change. But your neighbour's sale price did, and that can affect your assessed value.

When high-end sales happen nearby, the appraisal district sometimes applies that upward pressure more broadly. Homes that are older, smaller or in different condition can end up pulled along for the ride.

Most homeowners think a property tax appeal only helps this year. It does more than that.

If you have a homestead exemption in Texas, your assessed value can only increase by 10% per year, but that cap resets based on your current assessed value.

Lower your value this year, and you lower the starting point for future increases.

It also gives your cap more room to absorb future market growth before your tax bill climbs again.

The appeal window is short. Notices arrive in April and the Travis County deadline is May 15.
