This is a long one with rapid fire data. So here's a quick summary...

A couple of folks called out my video on the Root Policy Study saying that I got it wrong. I mentioned in the video that the study included only in-town STR’s. Others claimed it was for all STR’s in the county. Which never made sense to me because if you do the math based on their assumptions, the average STR visitor spends $4 a day on food.

Well, it turns out we were all wrong. After several emails and a zoom call with Root Policy, they stated their numbers were for what they called “new demand” STR’s…Or in other words, demand created that isn’t displaced from hotels. They also said yes, their numbers are too low when accounting for the entire economic impact of STR's in our area. But it made me wonder how low...and how many STR's account for this increased tourism resulting from new demand.

There's enough data in Root's study and the ones they used to come to reasonable conclusions about the entire economic impact of STR's. So I spent weeks diving back into all the data and found out that the entire impact of STR's is indeed probably over $100 Million like we originally thought if you count all STR's in the AirDNA data.

Now please note it's impossible to come up with an exact number. Even in these studies there's slight differences. Which is why after much reflection I gave a range of what's realistic based on the numbers from these studies and how you interpret certain data.
