šØ This is exactly why preventative home maintenance matters.
Already in 2026, through the routine inspections we perform during our quarterly visits, weāve uncovered multiple deferred maintenance issues thatāif left uncheckedāwould have turned into tens of thousands of dollars in repairs or serious safety hazards.
Hereās a short list of real issues weāve found before they became major problems:
⢠š Drone roof inspection revealed a broken chimney cap that was allowing rainwater to enter the chimney system
⢠š„ A tankless water heater with service valves installed incorrectlyāmeaning it could never be serviced
⢠ā ļø Another tankless unit where the controller and manual were left inside the case, resting against the heating element and partially melted. Thankfully, this was on the guest side of the homeāotherwise it could have resulted in a fire
⢠š§ A persistent water intrusion issue near a side door that was already allowing moisture into the basement area and would have eventually led to rot in the homeās main support beams
⢠šŖ A damaged French door threshold that prevented the door from closing properly

Todayās Service Call ā A Good Reminder That Not Everything Is What It Seems ā”ļø
We were called out today for a homeowner who had several outlets that suddenly stopped working. At first glance, it looked like a classic case of a tripped GFCIābut after checking every GFCI in the house, they were all working properly. We moved on to the breaker panel, and everything appeared to be on there as well.
After doing some deeper diagnostics, we removed the panel cover and checked the load wires coming off each breaker. Thatās when we found the real issue: one breaker had actually tripped internally but was still sitting in the āonā position. Because it didnāt look tripped, it was easy to miss.
We were able to repair the breaker, restore power to the affected outlets, and reinstall the outlets the homeowner had removed while trying to track down the problem themselves.
While on site, we also:
⢠Helped diagnose a water intrusion issue
⢠Reset an arc-fault circuit interrupter (AFCI)
⢠Noted a missing exterior exhaust vent cover and made a plan to return and replace it
This is a perfect example of why proactive maintenance and having a trusted second set of eyes matters. Small issues can hide in plain sightāand catching them early helps prevent bigger problems down the road.
