🏡💡 What’s the difference between a PID and a MUD? If you’re shopping for a home in North Texas, this is something you NEED to know.

✨ MUD (Municipal Utility District)
= Extra property taxes to cover water, sewer, and utilities in new or rural neighborhoods.
➡️ Shows up in your property tax bill and can impact your monthly payment.
📉 Usually decreases over time.

✨ PID (Public Improvement District)
= A special fee for neighborhood perks like landscaping, trails, or parks.
➡️ Separate from property taxes, and can sometimes be paid upfront.
🏙️ Often found inside city limits.
