A recent gazebo assembly (purchased from Costco). These aluminum gazebos look great and will last many years. They elevate any outdoor space. With an outdoor rug, some new furniture, party lights and maybe a heater, this will be an outdoor oasis. If you have a yard space with little or no shade, this is a great solution. Build time for an item like this from unpacking to bolting to the cement is about 10 hrs.

Hourly or a Flat rate? Which is best? Many people think a flat rate is best because it allows them to budget and it allows them to know the final price upfront. But is it best? As a handyman I can tell you that if you want to pay a flat rate for a job, I need to overcharge you. If I think the job will take 6 hrs, I need to charge at least 10 hrs. This isn't to cheat you, it's to protect myself. The truth is, I don't know if I'll encounter unexpected challenges and my estimate is really just a "guess-timate". So to be certain I'll be paid for my time, I need to overcharge if you request a flat rate. While I wish all handymen were honorable, it simply isn't the case. Some will grossly overcharge when quoting a flat rate. Others will offer a set price but then rush the work and cut corners or do a sloppy just to minimize time invested and maximize profit. This is why hourly is king, you simply pay your handyman for the hours worked. Fair is fair.

The painting continues. This green had to go! It would have made a great accent wall but it's turned this small room in to a cave. The new cream color brings light into the room and opens everything up. Pro tip: going a few shades darker would still bring light into the room while allowing the baseboards and trim to POP!
