"Should we ask the seller to take $10,000 off the purchase price?"
A buyer asked me that recently...
Most buyers assume that negotiating $10,000 off the purchase price will have a huge impact on their monthly payment.
It won't.
In many cases...
A $10,000 price reduction only lowers the payment by around $65 per month
That's usually the moment buyers look at me and say...
"Wait... that's it?"
Yep....That's it
Then I ask them another question.
"What if we didn't ask for $10,000 off the purchase price?"
"What if we asked for $10,000 in seller concessions instead?"
Most buyers have never heard of seller concessions.
Here's what they are...
Instead of reducing the price of the home...
The seller contributes money that can often be used toward your closing costs, prepaid expenses, or even buying down your interest rate.
