Before left, after right. For this compact kitchen we didn’t change anything for my seller. The secret here was white lighting instead of yellow lighting, clearing the countertops and adding some strategic pops of color. I also added art up high to draw the eye up. In a time where buyers do most of their shopping online, pictures are important! This helped my seller get an offer week one!

In the picture on the left my client was nervous that she wouldn’t be able to compete in the market when she listed her house for sale, buyers would complain about this bathroom and want it to be updated. All that I did was replace the old light bulbs to a new bright white bulb instead of the old ones which cast a yellow glow over the room and aged it more. I also painted the cabinetry white and staged it with a tiny plant for a pop of greenery. It’s not a full renovation but it did give the bathroom a facelift. The is house went under contract in 3 days!

It’s another before (top) and after (bottom). I have a client with a great condo they wanted to list for sale but I explained it was not going to photograph well and that we could make minor changes spending little to no money making a big impact. My client trusted me, so here you see I brought in a rug and pillows I own to bring a pop of color and the rest was lighting, repositioning furniture and decluttering. That’s really it.

When it came time to sell her home, my client didn’t have a budget that would accommodate a full kitchen remodel. All we did was paint and switch out light fixtures and stage with clear counters and a floral arrangement. That’s it. Same cabinets, same appliances, same countertops, same backsplash, etc. The key is making the most impact for the least cost that will help buyers see themselves in the space and that build value.
