I'm Eric Hermanson, co-founder of Contract for Deed LLC — and one of the things that surprises buyers, investors, and Realtors most when they first learn about us is the range of property types we'll consider financing.

Most people assume Contract for Deed is a single family home product. And while that's our bread and butter here in Minnesota and Wisconsin — it's far from the whole story.

At Contract for Deed LLC, our philosophy is simple: if the deal makes sense, we'll look at it. That means we've worked with buyers and investors across a much wider range of property types than most people expect:

WHY WE APPROACH IT THIS WAY

Traditional lenders have rigid property type requirements. If your property doesn't fit their approved list — they say no before they've even looked at the full picture. That rigidity costs buyers, investors, and Realtors deals they should be able to close.

We work differently.

At Contract for Deed LLC, we start every conversation by looking at the full picture — the property, the buyer or investor, the deal structure, and whether it makes sense for everyone involved. Through Contract for Deed (MN) or Land Contract (WI), if it makes sense — we'll do everything we can to try to find a path forward.

We can't promise we'll finance every property type in every situation. Every deal is different and we look at each one individually. But we will always pick up the phone and have an honest conversation about what might be possible.
