A close call turned into a major lighting upgrade.

This customer contacted us after the light kit on the ceiling fan came loose and nearly fell onto the pool table below.

After reviewing the space and discussing the available options, we removed the ceiling fan and replaced it with a dedicated pool table light. We then adjusted each chain carefully to make sure the fixture was level, properly positioned, and provided even lighting across the entire playing surface.

The result is safer, cleaner, and far more functional for the room, and it looks like the light was meant to be there from the start.

Panel Upgrade: Before & After

This home’s electrical panel was due for a serious upgrade. The old panel had aged breakers, limited breaker space, and visible corrosion on the busbar, all things that can become a problem if ignored.

Breakers are mechanical safety devices. As they age, they can weaken, make poor contact, nuisance trip, overheat, or in the worst case fail to trip properly when there’s a fault. Corrosion on the busbar can also create poor breaker connection points, which increases resistance, heat, and the risk of arcing.

With this upgrade, we replaced the outdated panel with a cleaner, safer, and more expandable setup, going from 30 spaces to 42 spaces, giving the homeowner more room for future circuits and a much cleaner layout.

Every detail matters on a panel change. We always:

• Torque connections to manufacturer specifications
• Properly seal penetrations with duct seal where needed
• Check conductor terminations and breaker seating
• Improve organization and accessibility
• Leave room for future electrical needs

Torque matters because loose connections create heat, and overtightened connections can damage lugs or conductors. Duct seal matters because it helps keep moisture, drafts, insects, and outside air from entering through service penetrations, especially important in coastal areas.

A panel isn’t just a gray box on the wall. It’s the heart of the home’s electrical system.

A high-value, lower-cost EV charger hookup option.

Not every EV charger install needs to be the most expensive version. For many homes, the most cost-effective setup is installing a dedicated EV charging receptacle directly below or near the electrical panel.

This keeps the circuit short, reduces labor and material cost, and still gives you reliable Level 2 home charging.

For plug-in EV charger setups, we use a specialty EV charging receptacle instead of a basic 14-50 receptacle. EV charging is a continuous high-amperage load, often running for hours at a time. A standard 14-50 receptacle may be fine for lighter or occasional use, but EV charging puts much more sustained demand on the connection.

A heavy-duty EV-rated receptacle provides a stronger, more durable connection and helps reduce heat buildup, wear, and long-term failure risk.

Service Upgrade Before & After

This homeowner had recently purchased the house and started running into electrical issues that were not identified during the general home inspection.

The original indoor panel had corrosion, crowded wiring, limited space, and breakers that were difficult to remove. Several circuits also lacked modern arc-fault and ground-fault protection. Outside, the meter equipment was corroded and the service did not have an exterior disconnect.

We handled this project in phases.

First, we replaced the old nuisance-tripping breakers to help resolve the immediate issues and restore more reliable power. A few months later, once the homeowner was ready, we completed the full service upgrade with a new indoor panel and exterior disconnect.

The new setup gives the home a cleaner, safer, and more serviceable electrical system with updated protection, more room for future circuits, and easier routing for outdoor electrical additions.

This is a great reminder that a standard home inspection does not always catch deeper electrical concerns. A pre-closing electrical evaluation can help homeowners avoid costly surprises after move-in.

Small upgrade, big difference.

We added improved pantry lighting to brighten up the entire storage area and make everything easier to see, especially the upper shelves and back corners that were hard to use before.
