Rainy days 🌧 You have yours, lenders have theirs. That’s why insurance is key for both parties! The two integral insurance services accompanying a home purchase are listed below.

1. Homeowner’s Insurance- A necessity in buying a home. “Homeowners insurance policies generally cover destruction and damage to a residence's interior and exterior, the loss or theft of possessions, and personal liability for harm to others”. Essentially it’s an umbrella of protection for you, the Homeowner!

2. Private Mortgage Insurance- You, the client, (most often) pays for this. PMI protects the Lender (like Caliber) from clients who default on their loan payments. The great news is your PMI payment drops as you gain more equity in your home and the kicker is that once you hit 20% equity (80% loan-to-value), PMI can be completely dropped! At that point, the lender is essentially saying they don’t need their umbrella anymore ☔️ ☂ 🌂

Should you talk with a Realtor or Lender first? The answer to that question is… either!

If you reach out to a Realtor first they’ll send you in the direction of a Loan Officer (like me) to get pre-approved. If you reach out out to the LO first, they’ll get you pre-approved and recommend a realtor they trust. Win-win situation for you!
