The Philly metro saw a slight cooling in sales activity, with closed transactions down 5.4% year-over-year, but prices still edged higher - up 2.6% to $395K median. Inventory continues to build with active listings up nearly 10% and months of supply rising to 2.29, giving buyers more options than last spring.
Even with softer sales volume, demand hasn’t disappeared - pending sales and showings are still up, signaling a market that’s shifting, not slowing.

March market check
Inventory is picking up, giving buyers more options heading into spring. Prices are still climbing, but homes are taking a bit longer to sell.
Buyer activity is a little mixed, with pending sales down year-over-year and showings dipping likely due to higher rates - but compared to February, momentum is building.
Bottom line: we’re shifting towards a more balanced market, but inventory is still tighter and well-priced homes are moving. Opportunity is there - you just need the right strategy.
