Someone asked me today: "What's debt-to-income ratio?"
Short version: It's your monthly debt payments divided by your gross monthly income.
Example: You make $5,000/month. Your debts (car, credit cards, student loans, future mortgage) are $2,000/month. That's a 40% DTI.
Most lenders want to see under 45% for conventional loans and we can go to a higher amount with FHA.
