The Danger of "Through-Holes": Why Exterior Penetrations Need a Seal
Take a walk around your home's exterior today. Look closely at where your AC lines, flexible conduits, internet cables, or outdoor pipes enter your house. Are there gaps around them?
In the home maintenance, these are "through-holes," and leaving them unsealed is an open invitation for trouble.
Even a gap as small as a dime is enough for mice, spiders, and stinging insects to find their way inside your walls. Beyond pests, unsealed holes allow conditioned air to escape, driving up your energy bills. Over time, wind-driven rain can seep into these gaps, quietly causing hidden wood rot and mold.
How to fix it right:
❌ Don't just spray standard expanding foam. It degrades quickly in UV light, and pests can chew right through it. They do make pest block foam which can be used. Just make sure to seal outside face with silicone.
✅ Use high-quality exterior silicone sealant, pest-resistant backing rods, or specialized escutcheon plates to ensure a long-lasting, weather-tight barrier.
Make sure to check the ones that were sealed in the past. It doesn't take log for the silicone to shrink, crack, and degrade.

Protect Your Foundation: The Danger of Buried Siding
Landscaping season is here, but be careful how high you pile that mulch!
We recently inspected a property where the "grade" (the ground level) had crept up above the foundation line. This might look clean, but it’s a recipe for structural disaster.
Here is why this matters:
Structural Rot: As seen in picture with plywood, once you bury your sheathing, it acts like a wick, pulling moisture directly into your home's framing.
Pest Access: Keeping siding away from the dirt is your first line of defense against termites and carpenter ants.
Mechanical Failure: Condensate lines, like the one in photo, need to be clear of debris to function properly. Also the secondary drain line drips is a key indicator for drainage issues on the AC condenser.

IS YOUR "NEW" ROOF LEAKING? 🏠💧
You’d be surprised how often I’m called out for a leak on a roof that’s only 5 or 10 years old. People think because the shingles look great, the roof is fine.
The Culprit: Failed Sealants & Pipe Boots.
Shingles might last 25 years, but the roof cement and rubber gaskets around your plumbing vents often dry out, crack, and fail in as little as 7–10 years. In Northern Michigan, our extreme freeze-thaw cycles accelerate this damage.
What I look for during an inspection:
Cracked Roof Cement: It’s necessary but eventually pulls away from the metal flashing, seams, and nails creating a water channel.
Dry-Rotted Pipe Boots: The rubber collar around your vent pipes can crack, letting water run straight down the pipe into your attic or ceiling.

IS YOUR DRYER VENT FULL OF LINT?
Most homeowners know they need to clean their lint trap onthe dryer, but what’s happening inside your walls is what really matters. Over time, lint bypasses the filter and settles in your vent line, creating a major fire hazard and forcing your dryer to work twice as hard.
Two things that are often issues:
Massive Lint Buildup: This restricts airflow and can ignite with just a little spark.
Plastic Venting: If you still have those white plastic "slinky" pipes, please replace them! Plastic melts and actually fuels a fire, whereas rigid metal ducting helps contain it.

The Gutter Guard Myth: Are they really maintenance-free?
Many homeowners install gutter guards thinking they’ll never have to look at their eaves again. While they do keep out the big stuff (like large branches and leaves), they aren't a magic fix.
Small debris, pine needles, and organic "sludge" can still build up on top or seep through the mesh over time. Without an occasional check-up, that buildup can actually cause water to overshoot your gutters.
This sludge can block downspouts and cause gutters to overflow. Its a good idea to clean the screens, makes sure guards are secured, and downspouts flow properly each year.
We recommend a professional inspection once a year to ensure your guards are doing their job, not creating a new problem.

Headline: Is your deck hanging by a thread?
Swipe to see the difference between "structural support" and "wishful thinking."
As we hit the Spring Freeze-Thaw cycle, your deck is working harder than you think. Moisture gets into wood pores, freezes, expands, and then thaws—slowly pulling fasteners loose and accelerating rust on old hardware.
The Red Flags in these photos:
Corrosion: In the first photo, that bracket is literally disintegrating. Rust isn't just ugly; it’s a structural failure waiting to happen.
Wrong Fasteners: In the second photo, notice those gold screws? Most standard wood screws lack the "shear strength" required for deck hangers. If a deck is under a heavy load (like a graduation party), those heads can snap right off. Nails or proper Simpson connector screws are needed for hangers.
3 Quick Spring Safety Checks:
The "Pick" Test: Poke a screwdriver into posts or joists. If it goes in like butter, you’ve got rot.
Wobbly Railings: Give them a firm shake. If they move, they aren't safe.
The Ledger Board: Check where the deck meets the house. Is there flashing? Are there bolts, or just nails?
