Buyers… if you’re currently under contract to purchase a home, this may not be the weekend to wander into every Memorial Day sale you see. šŸ‘€

Yes, lenders really do monitor your credit and financial activity all the way through closing day.

Yes, those shiny new store credit cards matter.

Yes, payday loans matter too.

And yes… financing an entire living room set three days before closing can absolutely create problems. šŸ˜…

Before making any large purchases, opening new credit accounts, co-signing for someone, financing furniture, appliances, vehicles, or anything else ā€œtoo good to pass up,ā€ it’s always best to check with your lender first.

Unfortunately, I have personally seen buyers lose their loan approval right before closing day. It happened last month to be honest.

And when that happens? Buyers can risk losing:

• Earnest money deposits
• Inspection fees
• Appraisal fees
• And a whole lot of sleep

The washer and dryer will still be there after closing day. Promise. Your lender wants you to own the house first… THEN buy all the fun stuff to put inside it.

Two separate closings. Two completely unrelated families. One surprisingly similar reason for moving.

One Buyer needed a home with a pool and room for a nursery. The other was moving back from out of state to be closer to their new grand baby.

Different stages of life, opposite ends of the timeline, but both decisions were centered around creating space for what matters most... family.

For a few, moving is a financial decision. But for most, the move is tied to a life change or a new chapter. From the first time homebuyers to the down-sizers, Real Estate is full circle... One family preparing for baby bottles, the other is preparing for babysitting duty. šŸ˜„

Me? I'm just blessed to be a small part of their journey and to share their stories.

Yesterday I received a new Google review, and I don’t take those lightly.

Real estate, at least the way I run my business, isn’t built on flashy ads or big corporate budgets. It’s built on conversations, referrals, and people taking a minute to share their experience. That’s it. That’s the engine. So when someone leaves a review, it genuinely means a lot.
