Congratulations to my buyers who got an accepted offer on the first house they wanted! They had just started looking, and fell in love with this property. There were competing offers, and we talked about what is winning in todays market, and they were ready to roll! I always love first time home buyers because the excitement and energy they put into a property makes it so fun! We ended up getting a sellers credit, and a home warranty with the home paid by the sellers, which is huge. You don't see those deals very often these days. This just shows you things are changing and opportunities are still out there for buyers!

Doing follow up calls with listing agents, finding out the sellers motivation, and creating a relationship with good communication is a great way to set yourself up for a win! We got this home $7,000 under listing price with inspection contingency, because we were the first to put in an offer, and we gave tight deadline for the acceptance. A little back and forth, but ultimately won a perfect home below purchase price! This is not common in this market, but if you find an agent who is willing to do the work, opportunities open up!
