It is FAQ Friday at Blacks Real Estate Rentals and this week we are talking rent and bond, two of the most asked questions from tenants.
β When will I get my bond back?
Your bond is typically returned after your tenancy ends, provided there is no damage to the property and your rent is paid up to date. The sooner everything is to the standard of the Entry Condition Report, the faster the process moves.
β Can my rent be increased?
Yes, rent can be increased, however it can generally only happen once every 12 months and your property manager. Laws can vary by location so if you are unsure, reach out and we can walk you through it.

Maximise your chance of rental application Success!
Most applications are knocked back for simple reasons, and not because the applicant is not suitable. Before you hit submit, slow down and do the basics properly.
Complete all the information, including email address for your referees. Every section matters and missing details can delay or exclude your application.
Attach all relevant documents. ID, payslips, supporting info, and anything requested. If it is not attached, it cannot be considered.
Carefully read the instructions. Each listing can have specific requirements and following them shows you are organised and ready.
A clean, complete application gets assessed faster and gives you the best chance.

Whoβs Responsible for Mould in a Rental Property! π
Donβt leave mould unchecked! Get onto it quickly as if you leave it unchecked, it can become a real health risk. Who's responsible for fixing it comes down to how it got there in the first place?
If it's caused by a leaking pipe or a structural issue, that falls to the owners. If it's from poor ventilation or cleaning habits, that's generally on the tenant.
