If you have owned your home for a few years, you have probably built equity. The part most people miss is what to do with it.

Equity is the difference between what your home is worth and what you still owe. As the property value rises and the loan comes down, that gap grows. On paper you are better off. The question is whether you can actually use it.

Accessing equity means restructuring your loan to release some of that value, often to fund a renovation, a deposit on an investment property, or another goal. Lenders will assess your capacity to service the larger loan, so it is not automatic, but for a lot of people it is more available than they assume.

The mistake is leaving it sitting there untouched because nobody has explained how it works.
