Look before you leap – what’s your strategy behind the Acquisition?

The challenge of growth by acquisition is that many acquisitions fail

This phenomenon is seen most clearly in some of the high-profile failed mergers among large publicly traded companies. Similarly, SMEs merge or acquire other companies based on illusory ideas about

“synergies,” without a rigorous analysis of the true business value that is expected to be created by the acquisition.

In the realm of SMEs, robust strategic reasons must underpin the decision to make an acquisition.

STAGE A STRATEGIC SUMMIT
Before considering an acquisition, it is often beneficial for an executive team to gather for

a strategy retreat or planning session. This is a great opportunity to clarify the firm’s business goals and ensure they have the strategies to realise them. This type of strategic thinking gives the leadership team the chance to think “two steps ahead” and examine more deeply the true strategic rationale for making an acquisition, or not.

SEEK CLARITY AND CONSENSUS
The process helps the acquiring company to redefine their strategies, clarify the company vision, reach consensus and plan for success through acquisition. This can be an exciting, rewarding time of dynamic teamwork and forward planning. Consider these questions at your company’s pre-acquisition strategy meetings:

What do you hope to achieve from making an acquisition?

Is it bigger market share, a foothold in a new market, more efficient operations, bigger profits, or a whole new focus for the company? How many employees do you want to have working for the company as a result of this acquisition? What does “success” look like for this acquisition? How will the leadership team know whether the desired outcomes have been achieved?

Why do you want these things?

Answering and getting agreement on the purpose for the acquisition strategy may help you realise that an acquisition is merely one option to achieve your desired outcomes.

What do you want not to happen?

Setting a goal is as much an exercise in realising what you want as it is realising what you do not want. What specific aspects should not be present for the acquisition to be successful?

What are the alternatives?

There may be other potential acquisition targets, or even other pathways to reach your goals. Then again, you may realise that the survival of the company hinges on this acquisition. Either way, you need to know.

What are the expectations?

Ensure that all members of the executive team have a common understanding of the goals and expected outcomes of the acquisition. Especially in family-owned businesses, there can often be conflict or misunderstandings among executives who have different levels of risk tolerance, or different preferences for the strategic direction of the company. Work to achieve consensus and make sure that the company is pursuing the acquisition for the right reasons, in a way that suits the needs of the entire executive decision-making team.

11 Reasons To Hire A Buyers Agent When Buying A House

1. Negotiation Skills and Confidentiality
Top Buyers Agent negotiate well because, unlike most buyers and sellers, they can remove themselves from the emotional aspects of the transaction and because they are skilled. It’s part of their job description. Good agents are not messengers, delivering buyer’s offers to sellers and vice versa. They are professionals who are trained to present their client’s case in the best light and agree to hold client information confidential from competing interests.

2. A Buyers Agent Knows What To Look For When Viewing Houses
Whether you’re buying your first house or tenth, chances are you don’t physically look at houses on a daily basis.A successful buyers agent is physically looking at dozens of houses each and every week.Another excellent reason to hire a buyers agent when buying a house is because they know what to look for when viewing houses.

There are certain red flags to look for when buying a house, many of which you may not be aware of.An experienced buyers agent who looks at houses day in and day out will be able to identify potential problems within a house relatively easily.

3. Buyers agent will have a finger on the pulse of the market.
The real estate market is in constant flux. Unless you are a professional real estate – Buyers agent, it is difficult to be fully aware of everything that is going on in your local market. That is why you hire a buyer’s agent—because he or she will have the market knowledge you need to get the best results from your purchase.

The agent can advise you on what kind of offer is likely to get you the home you want. Your agent can give you an informed opinion on where they see the local real estate marketed headed. Are prices rising or dropping? Are inventory levels going up or down?

Are you likely going to be involved in a bidding war because there are so few homes on the market? If that’s the case how can you put yourself in the best position to win?

4. A Buyers Agent Understands The Local Real Estate Market
Each and every real estate market is different.Real estate markets can differ from town to town and even neighborhood to neighborhood. It’s extremely important when buying a house that you understand the local market.

Since there are many reasons why real estate markets are different, another great reason to hire a buyers agent when buying a house is because they understand the intricacies of the local market.A buyers agent who understands the local real estate market can go a long way when the time comes to make an offer on a house.

It’s highly recommended as you hire a buyers agent that you make sure they have experience selling houses in the area.Hiring a real estate agent who doesn’t have an understanding of the local real estate market can cost you thousands of dollars should you make an offer that isn’t inline with local house values.

5. Buffering Help
Agents take the spam out of your property showings and visits. If you’re a buyer of new homes, your agent will whip out her sword and keep the builder’s agents at bay, preventing them from biting or nipping at your heels. If you’re a seller, your agent will filter all those phone calls that lead to nowhere from lookie-loos and try to induce serious buyers to write an offer immediately.

6. Their social network
A good buyer’s agent will have strong relationships with local agents, solicitors, building inspectors, property managers, tradespeople and more. Appoint one and you’re not just getting their know how, you’re getting their whole team’s.

If the place you buy needs some renovation, or if there’s an issue that an expert inspector should dive deeper into, they can help connect you with the right people and get the job done. Even less stress!

If you’re buying an investment property, many buyer’s agents will also organise property management for you. This can make for a smooth transition from purchase to rental (it’s in everyone’s best interests to find the perfect property and get it rented as soon as possible).

7. Market Conditions Information
Buyer Agents can disclose market conditions, which will govern your selling or buying process. Many factors determine how you will proceed. Data such as the average per square foot cost of similar homes, median and average sales prices, average days on market and ratios of list-to-sold prices, among other criteria, will have a huge bearing on what you ultimately decide to do.

8. Professional Networking
Buyer agents network with other professionals, many of whom provide services that you will need to buy or sell. Due to legal liability, many agents will hesitate to recommend a certain individual or company over another, but they do know which vendors have a reputation for efficiency, competency, and competitive pricing. Agents can, however, give you a list of references with whom they have worked and provide background information to help you make a wise selection.

9. Speed and precision
Home buyers usually compete for similar properties and that ultimately drives up prices.
Buyers Agent Consider suburbs close to capital cities, which generally are in strong demand from owner occupiers.
Even in flat market conditions, competition for these homes is strong, so home buyers need to have all of their ducks in a row to have the best chance of success.
Working with a buyer’s agent means that the buyer is ready to buy, including finance pre-approval.
Selling agents know this, too, which means that home buyers working with buyer’s agents have a step up on the competition already.
At the end of the day, a sales agent wants to achieve the best price for the property for their vendor.

However, they also want to work with qualified buyers who aren’t going to offer an absurd number that they will never get finance for.

10. Handling Volumes of Paperwork
One-page deposit receipts were prevalent in the early 1970s. Today’s purchase agreements run ten pages or more. That does not include the federal- and state-mandated disclosures nor disclosures dictated by local custom. Most real estate files average thicknesses from one to three inches of paper. One tiny mistake or omission could land you in court or cost you thousands.

11. (Much) less stress
Having an expert manage the busy work of buying a property is a blessing. When you’re tied up with life and work, the last thing you need is to be fussing about fine print or coordinating schedules, knowing a missed appointment or a late email might cost you the property you’ve set your sights on.

Working with a buyer’s agent means you have an ally working for you, during business hours, who will only reach out to you when they absolutely have to. They’re a buffer from the white noise of the property market that helps you focus on what you really need to know and deal with.
