I recommend you arrange for a pest and building inspection prior to placing your offer. The report will identify any major or minor defects, giving you a better position to determine your highest bid. If you would like to make it a condition of the contract the wording is very important. Please contact my office for further information.

I always highly recommend having the Contract of Sale and Section 32 Statement reviewed prior to signing. This is to ensure you understand what you are purchasing and completing your due diligence prior to signing. This also gives you the chance to negotiate any terms that may need to be amended or deleted in the Contract that may not be in your best interest.
