Don't have enough of a deposit?
Don't want to pay Lenders Mortgage Insurance (LMI)?

Then a guarantor loan might be the answer.

Guarantors are not co-applicants but they do need to be fully assessed like all applicants on the loan.

The purpose of a guarantor is to avoid having to pay LMI. Basically, a guarantor let's the lender know, despite you not having the full 20% deposit (plus stamp duty, where applicable), you are still 'good' for the loan, and if all fails, the guarantor will step in to cover your repayments if you fail to do so.

When the equity in your home goes above 20% or you've paid down your loan either 20% or more, you can apply to have the guarantor removed.

The key to finding a home and the right home loan is all about adopting the K.I.S.S strategy - Keep It Simple and Straightforward (I don't like the other word 😉).

1. Tidy up your finances leading up to your application. Get rid of credit cards you don't use or reduce the limit if you don't need it. Cut down on your spending, or implement a strick budget. The simple you make things the easier it is to get approved.

2. Plan ahead. Know what you want to spend on a home, how much of a deposit you need, whether you need to cover stamp duty, or LMI, etc. I can help you plan this out.

3. Find the right home loan. This is where I step in. I do the leg work for you. Make the journey simpler and more straightforward. Talk to me today.

4. Speak to a real estate agent. Don't have one or need some real estate advice? I can put you in contact with an amazing real estate agent and even a buyer's agent who, together, will do all of the heavy lifting in finding you your perfect home. Talk to me today.

5. Always inspect before you buy. This is such an important step. You don't want any surprises when you take ownership which might cost you thousands to fix. I encourage all my clients to put offers in with "subject to finance" and "subject to building and pest inspection".
