Buying or selling property this year? Here's one new thing to know.
From 1 July 2026, new anti-money laundering laws (the Tranche 2 reforms) apply across Australia. Conveyancers, lawyers, accountants and real estate agents are now all required to complete certain client checks before acting on any property transaction.
It's more than just sighting your ID. We'll confirm your identity (make sure you have your birth certificate or current passport available), understand the purpose of your transaction, and check the source of your funds where needed.
These checks come first, before we can act on your purchase or sale, so the sooner they're done, the sooner we're moving.

"How long will this actually take?" one of the first things people ask us.
The honest answer, it follows your settlement period, which is set in the contract. In Victoria that's commonly 30, 60 or 90 days from the day it's signed.
Our work spans that whole window searches and contract review early on, then adjustments and final checks in the lead-up all timed so settlement lands on the agreed day, not a day late.

Here's a small shift in thinking that helps a lot of buyers and sellers:
Your conveyancer isn't a cost to minimise they're protection on the biggest decision you'll make this year.
Think of it like insurance. You're not paying for paperwork; you're paying for someone who reads every clause, surfaces problems before they become yours, checks the figures to the cent, and stands in your corner from the first contract to the day you get the keys.
So when you're choosing, the question isn't really "who's the cheapest?" It's "who do I want looking after this for me?"

"Can we move the settlement date?"
Sometimes life shifts and the date needs to move, this is very common! It feels like a big deal. It usually isn't.
Date changes are negotiated between the conveyancers on each side, not through your agent.
We'll talk to the other party, agree a new date, and document it properly so everyone's protected. You just tell us what you need.

The scam is simple, and it works. Just before settlement, you get an email that looks like it's from us, same logo, same tone with "updated" bank details.
You transfer your deposit or settlement funds. The money is gone, and it's almost never recovered.
So here's our rule, and we'd ask you to make it yours too:
We will never change our bank account details by email. If you ever get a message asking you to send money to a new account, stop. Don't reply. Call us on a number you already have from our website or an earlier conversation, never one in the email itself and check it with us directly.
A two-minute phone call is all it takes to protect what is often the biggest payment of your life.
