Volume builders are setting clients up to fail at selections meetings.
And it’s not their fault.
A selections meeting gives you a guide, a time slot, and an expectation that you’ll make hundreds decisions in a couple of hours. Tiles, tapware, joinery, paint, flooring, all of it.
Most people walk in having never seriously thought about half of those decisions. So they choose quickly, under pressure, often defaulting to whatever feels safest in the moment.
This isn’t the builder being careless. Their job is to build efficiently at scale. The selections process is designed for speed, not for you to feel confident in every choice.
The clients who walk out of that meeting happy are almost always the ones who came in already knowing what they wanted. Not guessing. Knowing. Because they’d already seen it, tested it, and made the decision before they sat down.
Save this if you’ve got a selections meeting coming up.
Here's what I lock in at the Foundation stage for every new build client:
1. The focal point. One anchor the eye travels to first. Every room needs one.
2. The colour thread. One undertone, either warm or cool, repeated at least three times across your finishes like your stone, timber, paint.
3. Layered lighting. Ambient, task, and accent. Always warm bulbs.
Get these three right and your selections will feel cohesive without you having to force it.
This is part 2 of The Dream Home Framework. Follow for part 3 where I share the most expensive layout mistakes I see during a build.
