Most investors who can't buy their next property aren't short on income or equity.

The bank just won't lend them any more money.
Here's why — and it's not what most people think.
Investment lending with multiple loans is assessed completely differently to a standard home loan.

Every existing loan adds assessed debt before it adds assessed income. Rental income gets shaded — most lenders only count 70 to 80% of it. The serviceability buffer of roughly 3% gets applied across every single loan in the portfolio. And some lenders cap their exposure to investors entirely once the debt level hits a certain threshold.

It's not that the income isn't there. It's that the calculator doesn't see it the same way you do.

The solution isn't always to earn more or save more. It's to understand which lender assesses your portfolio most favourably, how to restructure existing loans to free up capacity, and how to sequence the next purchase correctly.
Multi-property investors need a multi-property strategy — not a standard loan application.

Australia's housing shortfall is 380,000 homes. And it's getting worse.

Here's what that means:
→ Population growing by ~500,000 people per year
→ Construction completions running well below demand
→ Perth vacancy rates among the lowest in the country
→ Undersupply = sustained upward price pressure

A bank decline is not a final answer.

It's one lender's calculator. One policy. One outcome.

Here's what most people don't realise.
Every lender assesses investment lending differently. Rental income shading varies — some use 70%, others up to 95%.

The same application can get a no from one lender and a yes from another — without changing a single number.
And at larger debt levels — structure becomes the most important variable of all.

Get it right and the same person is pre-approved and moving.

A decline means go back to the drawing board — not stop building.

Most of the commentary on the negative gearing changes is wrong, oversimplified, or designed to create anxiety. Let me cut through it.

What most people are getting wrong:

āŒ "Negative gearing is being abolished"
WRONG. It's being restricted for established properties bought AFTER 12 May 2026. Existing investors are fully protected.

āŒ "You can't negatively gear property anymore"
WRONG. New builds are completely exempt. Existing investors are grandfathered.

āŒ "You should sell your established properties now"
Probably wrong for most people. The grandfathering protection makes this a very situation-specific call — and selling triggers CGT.

What's actually true:
→ New established purchases post-12 May 2026 can't offset losses against wages from July 2027
→ New builds remain fully tax-advantaged
→ This is a structural shift — not an emergency
