🧱 Common Wall Regulations – City of Gosnells
1. Building Classification
- These types of dwellings are typically classified as Class 1b or Class 2 buildings under the National Construction Code.
- This affects the type of building permit you need:
- Certified application is required for Class 1b and Class 2 buildings.
- Must include a Certificate of Design Compliance from a registered building surveyor.
2. Fire Separation
- Common walls must meet fire resistance standards to prevent the spread of fire between units.
- Materials and construction methods must comply with Part 3.7.1 of the NCC (fire safety provisions).
3. Acoustic and Thermal Insulation
- Shared walls must also meet minimum acoustic insulation standards to reduce noise transfer.
- Energy efficiency requirements apply to each unit individually, including wall insulation and window performance.
4. Structural Integrity
- The wall must be designed to support loads from both sides.
- Engineering certification is typically required, especially if the wall is load-bearing or part of a multi-storey structure.
5. Dividing Fences Between Units
- If the wall is not part of the building structure (e.g. courtyard fences), the Dividing Fences Act 1961 applies.
- Costs and maintenance responsibilities are usually shared between owners.
6. Planning Approval
- If you're building or modifying units with common walls, you may need development approval depending on:
- Zoning
- Density codes (R-Codes)
- Site coverage and setbacks
