🔑 Joint Tenants vs Tenants in Common. What’s the Difference?

When purchasing property with someone else, one of the key decisions you’ll need to make is how you’ll own it together. In conveyancing, this comes down to two options:

👥 Joint Tenants
• You own the property together as one - 50/50 share.
• If one owner passes away, their share automatically transfers to the surviving owner(s).
• Common for couples or family members who want seamless succession.
• Death certificate required for update of title

📑 Tenants in Common
• Each person owns a defined share (which doesn’t have to be equal) e.g. 60/40 or 90/10 share.
• If one owner passes away your share will be passed on through your will.
• Common for friends, investors, or family members who want flexibility with ownership.
• Grant of probate required to update title

First home buyers, this one's for you! 👀

Let's talk about the FHOG. That $10k bonus the WA government gives you when you buy your first home.

So, what's the catch? First up, it's currently only available for new builds (if you're looking at buying established, google the HBAA grant and the FHOR duty 😉).

There are some rules and criteria you have to stick to, though, to be eligible for the $10k, including...
🏡 You have to move in within 12 months of construction being completed AND then live in it for six months
🏡 You (or your partner) can't have owned a property in Australia and lived in it for at least six months since July 2004
🏡 You can't have received a FHOG or a first home owner duty benefit elsewhere in Australia before
🏡 The total value of the house and land for homes in Perth & the south-west cannot exceed $750,000

Heard about the Australian Government’s ban on foreign buyers? 🏘️

Yes, the ban is officially in place (until 2027), but here’s what you might not know: there are exemptions still available 🤔

If you're a foreign buyer looking to purchase jointly with your Australian citizen or permanent resident spouse, you're in the clear.
✅ Buying as Joint Tenants (not Tenants in Common) is key here.

There are also exemptions available to New Zealand citizens who hold a special category visa, as well as property developers building more than 20 dwellings on a property.

Bottom line: don’t assume you’re locked out.
