Market Updates 2026

‘Perth house prices surged 9.9% ($97,727) over the December quarter to a record median of $1.09 million, pushing the city past the $1 million threshold for the first time and into the million-dollar club alongside Sydney, Melbourne, Canberra, Brisbane and Adelaide. This was the strongest quarterly rise of any capital city and the largest quarterly increase since 2006. Prices have now risen for 13 consecutive quarters – the longest uninterrupted upswing since 2000-07 – with quarterly growth around three times higher than the previous quarter and at the same time last year. As a result, annual growth has accelerated to 18.4% ($168,860), a one-year high, confirming Perth’s position as one of the fastest-moving housing markets in the country.

Momentum has also strengthened in Perth’s unit market. Unit prices jumped 7.4% ($41,785) over the December quarter to a record median of $608,520, accelerating from the previous quarter and marking the 11th consecutive quarter of growth – the longest stretch since 2000-07. This was the strongest quarterly result in 1.5 years, lifting annual gains to 17.8% ($92,095). Perth is now the fifth most expensive city in which to buy a unit for the first time since 2018, overtaking Melbourne. Despite this, houses are outperforming units, increasing the price gap between property types, making a house 79% more expensive than a unit.’com.au
