The question I ask every client before we talk numbers.

Most people come to me expecting the first question to be about money.

What can I borrow. What's my deposit. What rate can I get.

We get there. But that's not where I start.

The first thing I want to know is what you actually want this property to do for you.

It sounds simple. But the answer changes everything - which lender, which structure, how much to borrow, and what comes next.

A couple came to me recently who'd been told by their bank they couldn't borrow enough to buy where they wanted. Rates had gone up, capacity had shrunk, and they were thinking about waiting another year.

When I asked what they were actually trying to build - not just this purchase but the bigger picture - it shifted the conversation. They weren't just buying a property. They were trying to stop renting and start building something for their family.

Different lender, different assessment, right structure. The capacity was there - just not where they'd first looked. They bought.

Nobody had worked through it with them properly. They just needed someone to ask the right questions first.

The maximum a bank will lend you is based on their formula. It has nothing to do with whether you want to buy again in three years, or be mortgage-free by 55, or build a portfolio over time.

That number is a ceiling. Not a plan.

What's the right number for you depends on where you're actually going. And that only comes out in a real conversation.

“Can I actually buy a property right now?” - most people sit on that question for months before they ask anyone.

The honest answer is - it depends. And it’s worth finding out.

Some people are closer than they think. Waiting for more deposit or the right time when the numbers were already there.

Others aren’t quite ready yet. But not yet is very different from not ready. Usually it comes down to one or two specific things - and once you know what they are, the path is a lot clearer.

The people who move fastest aren’t always the most prepared. They’re the ones who stopped guessing and just asked.
