The Ontario government is proposing a rebate on the provincial portion of the HST (8%) for first-time homebuyers who purchase newly built or substantially renovated homes. This rebate does not apply to resale homes — only brand-new or majorly renovated properties qualify.

💰 Potential Savings:
• Provincial HST rebate: Up to $80,000
• Combined with federal GST rebate: Total savings could reach $130,000
• Helps make new homes more affordable for first-time buyers.

📌 Home Value Limits:
• Full rebate: Homes up to $1 million
• Partial rebate: Homes between $1 million and $1.5 million
• No rebate: Homes over $1.5 million

🧾 Eligibility Requirements:
• Must be a first-time homebuyer (never owned a home before)
• Home must be your primary residence
• Purchase must occur after federal legislation comes into effect (expected after May 27, 2025)
• Only newly built or substantially renovated homes qualify

• Provides significant financial support for first-time buyers entering the housing market
• Complements other programs, such as:
• Land Transfer Tax Rebate
• First-Time Home Buyer Incentive
