Inventory continued to rise this spring, reaching 6,752 units in May. While similar to last year's levels, inventory remains above long-term averages, largely due to increased supply in the apartment and row-home sectors.

🔹 Detached Homes
Inventory remains tight, sitting below both last year's levels and long-term trends. With only about 2.5 months of supply, detached homes continue to be the strongest segment of the market.
🔹 Apartments & Condos
Supply continues to build, with more than 5 months of inventory available. Increased competition from both the new-home and rental markets is creating favorable conditions for buyers.
💰 Prices
• Overall benchmark price: $570,500
• Up from $554,400 in January
• Still 3% lower than May 2025
Detached homes led the spring price gains, rising from $724,000 in January to $747,800 in May. Meanwhile, apartment prices remain below January levels and are down 9% year-over-year.
