πŸ˜‚ Signs You're Officially a Calgary Homeowner

You know you've crossed the line from "person who owns a house" to "official Calgary homeowner" when...

❄️ You own at least three snow shovels.
And somehow you still can't find one when it snows.

πŸ§‚ You get strangely excited when sidewalk salt goes on sale.

🌱 You've spent an entire Saturday at a garden centre and called it a good time.

πŸ’ Your garage contains hockey equipment, even if nobody currently plays hockey.

πŸ”¨ You've made at least one trip to Home Depot for a $12 item and somehow spent $147.

🌬️ Chinook headaches become part of your weather vocabulary.

πŸ”₯ You've had a conversation about furnaces that lasted longer than expected.

πŸš— You know exactly which side of your driveway melts first.

🌳 You suddenly have strong opinions about trees.

πŸ“¦ You have a box in the basement labeled "Important Stuff" and nobody knows what's inside.

πŸ’§ You've learned where the main water shut-off valve is... usually after someone told you a horror story.

🏑 You walk around your house saying things like:
"We should probably deal with that next summer."

The funny thing about homeownership is that nobody tells you how quickly your priorities change.

One day you're excited about granite countertops.

The next day you're comparing hot water tanks and discussing attic insulation with complete seriousness.

✨ OUR BONUS TIP FOR YOU

The day you start noticing grading, drainage, roof condition, and furnace age when driving through a neighbourhood...

Congratulations.

You're officially thinking like a homeowner. πŸ˜„

Which one describes you best? Or what would you add to the list? πŸ‘‡

πŸ’° "Wait... I already paid my property taxes. Why is there an adjustment on closing?"

If you're selling your home, this is one of those things that often catches people by surprise.

Here's what happens:

Property taxes don't automatically disappear when a home changes hands. Instead, they're adjusted between the buyer and seller based on who owns the property during the year.

πŸ“… Let's say you sell your home halfway through the year.

Since you owned the property for part of the year and the buyer will own it for the rest, the property tax bill is divided accordingly.

For example:

βœ… If you've already paid the full year's taxes, the buyer may reimburse you for their portion.

βœ… If taxes haven't been paid yet, your share may be deducted from the sale proceeds and the buyer will be responsible for the remainder.

Your lawyer calculates these adjustments as part of the closing process, ensuring everyone pays their fair share based on the possession date.

The result?

No double-paying.

No missed payments.

Just a fair split between buyer and seller.

✨ OUR BONUS TIP FOR YOU

Before possession day, ask your lawyer for a copy of the statement of adjustments.

It's one of the best ways to understand exactly where every dollar is goingβ€”and why.

Because when you sell your home, the sale price is only part of the story. Understanding the adjustments can help avoid surprises on closing day.

Did you know property taxes are adjusted between buyers and sellers? Most people don't until they're sitting at the lawyer's office! πŸ‘‡πŸ‘
