Calgary Real Estate Market Update – May 2026

The Calgary housing market is becoming increasingly balanced as inventory continues to rise and buyers gain more options.
There were 2,162 residential sales in May, down 16% from last year, while inventory climbed to 6,752 homes. The result is a much healthier market with more opportunities for buyers and more competition among sellers.

Detached homes continue to outperform.
The benchmark detached home price reached $747,800 in May and remains above last year's levels. Demand remains strongest for affordable detached homes under $600,000 and luxury properties over $1.5 million.

Condos are telling a different story.
The condo market has become increasingly buyer-friendly:
• Benchmark price: $300,400
• Prices down 9% year over year
• Sales down nearly 28% year-to-date
• More than 5 months of supply available
For many first-time buyers and investors, this may be the best condo buying environment Calgary has seen in several years.

Regional Highlights:

Cochrane continues to be one of the strongest markets in the region, with sales rising and inventory remaining relatively tight.
Airdrie has shifted into a more balanced market as inventory levels increase.

Okotoks remains relatively competitive with low inventory and steady demand.

Chestermere has experienced one of the largest inventory increases in the region, creating more opportunities and negotiating power for buyers.

Row Home: $422,300
Apartment Condo: $300,400

The market is no longer moving in one direction. Detached homes continue to show strength, while condos and some surrounding communities are offering buyers more choice and flexibility than we've seen in years.

Calgary Real Estate Market Update April 2026

The latest data from Calgary shows a housing market that is transitioning into more balanced conditions after several years of strong demand. While seasonal trends continue to support increased activity in spring, overall sales in April 2026 were slightly lower compared to the previous year.

Inventory levels increased modestly, giving buyers more selection across most property types. The months of supply is now sitting just under three months overall, which is generally considered balanced conditions.

Detached Homes Remain Tight
Detached properties continue to show the strongest conditions in the market. With just over two months of supply, competition remains firm in several districts including the west, northwest, and south areas of Calgary.

This limited supply continues to support pricing, even though year over year gains remain slightly lower than last year.

Semi Detached and Row Homes Stay Balanced
Semi detached homes are holding steady with balanced conditions. Prices have shown gradual monthly improvement, and year to date performance remains close to last year.

Row homes are also seeing stable activity, although conditions vary significantly depending on location. Some areas remain balanced while others are leaning toward higher inventory.

Apartment Condos Continue to Favour Buyers
The apartment condo market is currently the softest segment in Calgary. Higher inventory levels and over four months of supply are creating favorable conditions for buyers.

Prices in this segment are down compared to last year, with the steepest declines occurring in select districts where supply is highest.

Regional Markets
Nearby markets such as Airdrie, Cochrane, and Okotoks are also showing mixed conditions. Cochrane remains relatively tight with stronger pricing pressure, while Airdrie and Okotoks are closer to balanced conditions with moderate price changes.

Market Outlook
Overall, Calgary is shifting into a more balanced real estate environment. Detached homes remain competitive, while condo buyers have more leverage. Understanding these differences is critical for making informed real estate decisions in 2026.
