Did you know that every city and state has little quirks in their development rules that can give you an unfair advantage?

✅ In Texas, for example, lots over 10 acres with road access can skip the normal subdivision process.
✅ In Durham, NC, a 6-lot split with no new streets or stormwater can bypass the preliminary plat.

These “local loopholes” save developers months of time and thousands in costs.

Florida Build Series – Week 4

Last week, we ran the numbers on this new build.
This week, we’re moving from paper to dirt with underground plumbing and foundation prep.

👉 First, all the drain lines, vent stacks, and connections get installed. Accuracy here is key — if you get it wrong, you’re cutting into your brand-new slab later.

👉 Next, footing trenches and foundation forms are set. These “roots” of the home carry the weight of walls and keep everything stable.

👉 Finally, once plumbing passes inspection, we’re ready for concrete. That’s when the build shifts fast from underground to vertical.
