I just had a difficult conversation with a listing realtor about how my clients didn’t remove subjects. Obviously not disclosing any relevant information but also trying to help ease the process. In many cases it’s much harder to sell your home today than it has been in the last few years. Buyers can be very picky because there is lots of options, sometimes multiple houses on the same street for sale. My suggestion is to always do as much as possible so it doesn’t come up in the inspection report as a defect. Even small concerns like old water stains, leaking pipes, cleaning and general maintenance WILL help. I have seen many clients walk away lately over relatively minor issues but it’s usually a lot of them or something that was preventable. It’s like trying to sell a used car for top dollar but it’s not clean and hasn’t been maintained.
