May numbers are in for the GTA, and the shift that started in April is picking up pace.

Sales were up 6.3% compared to last May, but the bigger story is what’s happening on the supply side:

* New listings dropped nearly 19% year-over-year
* Active listings fell over 13%

That combination is quietly squeezing the market from both ends.

Prices are still below last year’s levels. The average GTA home came in at $1,069,700, down 4.6% year over year. But month-over-month, prices edged up from April. The floor may be forming.

And once again, the story varies significantly by segment:

* Detached homes led the way, with sales up 9% year-over-year and an average price of $1,358,131
* Condos remain the softest part of the market at $639,468 on average, but even condo sales volumes were up over 4% which suggests buyers are starting to return at the right price point

TRREB’s own forecast is worth noting: if sales continue to outpace listings, prices are expected to level off and start growing as we head into 2027.

Buyers still have negotiating power in many pockets of the GTA, but conditions are becoming more competitive than they were earlier this year.

Another thing to note is the Bank of Canada once again chose to hold their policy interest rate at 2.25% last week.
