Due to years of water ingress slowly creeping between the lap seal of this EPDM - the net result is a completely rotten outside fascia and sub-fascia. Fortunately the rafter tails were intact enough to replace these pieces without the exorbitant costs. If you have hidden gutters I can’t recommend enough to get your EPDM corner seals and drains inspected for piece of mind. Contact RMJ and let the professionals take care of you.
