The Appraisal Report 📋️
Each analysis, opinion and conclusion that results from an appraisal must be communicated in a manner that is meaningful to the client and will not be misleading.
Members of the Appraisal Institute of Canada (AIC) are required to complete their appraisal assignments and activities in compliance with the requirements of the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP).
Whether the appraiser completes an appraisal assignment using a form or narrative report format, the elements outlined in this Guide are critical to ensure completeness of information and compliance to AIC Standards.

Appraisers rely on three methods of establishing real estate property values:
1️⃣The Direct Comparison Approach
2️⃣The Cost Approach
3️⃣The Income Approach
It should be noted that all three methods are not equally applicable to every assignment.
Typically with residential appraisals (single-family residential up to 4 self-enclosed units) the Direct Comparison Approach and the Cost Approach are heavily relied upon.

Let's talk renovation investment 🏠️💲
Q: How much money should people expect to receive on their renovation investment when they sell their home?
A: The return on investment depends on the contributory value, or value add, of the renovation and tends to vary from market to market.
The contribution to value is determined by the actions of buyers and sellers which is something that must be analyzed and estimated in the local market.
For example, investing $30,000 renovating a kitchen may be an over improvement for a home in a particular market, which means that the return on the renovation investment would likely be only partially recognized by homebuyers.
It is uncommon to fully re-coup the amount you paid for a renovation.
As experts in real estate valuation, appraisers have the knowledge and the expertise to advise homeowners, buyers and sellers on the contributory value of proposed renovations.
